TERMS AND CONDITIONS FOR ROOM AND APARTMENT BOOKINGS
1. General Information
These Terms and Conditions (“Terms”) apply to all accommodation bookings made through our official website. By submitting a reservation, the Guest confirms that they have read, understood, and agreed to these Terms.

2. Booking Confirmation
2.1. A reservation submitted through the website is considered provisional until the required payment is received.
2.2. After completing the reservation form, the Guest will receive a booking confirmation email containing:

•total amount due,
•payment instructions.
2.3. The Guest is responsible for ensuring that all personal and contact information provided is accurate.

3. Payment Terms
3.1. To secure the reservation, the Guest must complete the payment within three (3) banking days from the date of the booking confirmation.
3.2. Payment must be made by bank transfer to one of the official EUR accounts of the Company:

3.3. If the payment is not received within the specified timeframe, the Company reserves the right to automatically cancel the reservation without further notice.
3.4. All bank transfer fees or currency conversion charges must be covered by the Guest.

4. Prices and Additional Charges
4.1. All accommodation prices are listed in EUR and include mandatory taxes unless otherwise stated.
4.2. Additional services (e.g., cleaning, extra guests, transfers) may incur additional charges.

5. Cancellation Policy
5.1. The Guest may cancel the reservation by contacting the Company in writing (via email or website form).
5.2. Refund conditions:
•100% refund for cancellations made 3 months or more before the arrival date.
•50% refund for cancellations made 1 month before the arrival date.
•No refund for cancellations made 14 days or less before the arrival date or in case of no-show.
5.3. In the event of force majeure, the Company may offer a date change instead of a refund.

6. Check-in and Check-out
6.1. Check-in: from 15:00
6.2. Check-out: by 10:00
6.3. Early check-in or late check-out may be offered depending on availability and may require an additional fee.

7. Guest Responsibilities
7.1. The Guest must use the accommodation and all facilities responsibly and respectfully.
7.2. The Guest must follow the house rules provided in the apartment and on the website.
7.3. Any damage caused by the Guest or their visitors must be compensated in full.
7.4. The Guest is responsible for ensuring that noise levels are kept within reasonable limits to avoid disturbing neighbors.

8. Maximum Occupancy
8.1. Only the number of guests listed in the reservation may stay in the accommodation.
8.2. Hosting additional guests without prior written approval may result in immediate cancellation of the stay without refund.

9.1. The Company is not responsible for loss, theft, or damage to the Guest’s personal belongings.
9.2. The Company is not liable for interruptions caused by external factors such as electricity outages, water supply issues, or severe weather conditions.

10.1. Personal data submitted during the reservation process will be processed solely for booking management and legal requirements.
10.2. The Company will not share personal data with third parties unless required by law.

11. Governing Law
These Terms and Conditions are governed by the laws of Montenegro. Any disputes arising from these Terms shall fall under the jurisdiction of the competent court in Kotor, Montenegro.
